Woodlands Road forms a welcoming approach; a quiet, leafy lane forming the England Coast Path, with woodland bordering one side and incredible views of the coastline to the other. Set on an elevated position, access is via a gated driveway and through the attractive front gardens; the façade, while handsome and beautifully appointed, suggests little of the original character that is promptly revealed.

A wonderfully characterful inner lobby has original arched sash windows. It leads to the open-plan living space and kitchen, a masterfully executed area that embraces a palette that is at once contemporary and period-appropriate: powder pink steals the show and is paired with decorative floor tiles underfoot. With a south-facing front, this makes for softly lit breakfasts in the early morning light. Appliances have been neatly housed in clean-lined joinery.

On the other side of the ground floor, the sitting room is an impressive space of generous proportions, with French windows opening onto a balcony with delightful long views. There is a log burner here too, and sash windows that face out over the leafy gardens.

A central staircase ascends elegantly through the core of the house, softly illuminated by a stained-glass window. From here, four double bedrooms unfold across the upper floor, each with captivating views to either the coastline or across to the woodland treetops. The bathroom is set centrally, complete with a large walk-in shower and a deep bathtub.

The lower-ground level has been converted to offer a flexible space for guests or tenants as a self-contained annexe, with its own entrance, two double bedrooms, a kitchen and two bathrooms. 

The expansive mature gardens are multi-tiered. The lower, flatter section is laid to lawn, with deep borders of herbaceous perennials, a greenhouse and raised beds for self-sufficient gardening.

Woodlands Road is situated to the north of central Portishead, directly on the estuary boundary. It also lies in close proximity to the Portishead Marina, which has a broad selection of restaurants and offers a scenic walking route to the Victorian high street. The Art Deco era heated lido is within easy walking distance, a fantastic spot for year-round swimming.

Bristol is around half an hour by car and has a thriving culinary and cultural scene. Favourite dining spots include Wilson's, an excellent, independently owned bistro on Chandos Road, Redland, co-founded in 2016 by partners Jan Ostle & Mary Wilson, and for pasta, Little Hollows. Arnolfini and Spike Island lead a well-regarded programme of contemporary exhibitions and performances, and The Watershed, a well-loved institution located along the city centre’s harbourside, hosts talks and events alongside its programme of international film screenings.

Connections by road are excellent, with the M5 motorway network accessible via junction 19, allowing easy access to both North and South. Bristol International Airport is also in North Somerset and offers both national and international flights to a number of European and some long-haul destinations. Leafy Clifton Village in Bristol can be reached in under 20 minutes and Central Bristol is 30 minutes by car. Work on the trainline linking Portishead to Bristol Temple Meads is currently underway, and expected to be running by 2028.
