Inigo Guide to: Anti-Money Laundering Checks for Sellers
Before we can formally proceed with the sale of your home, we require the below information in order to comply with Anti-Money Laundering (AML) requirements. In some circumstances we may need to request additional information or documentation from you in order to satisfy our obligations.
As a regulated estate agency we have a legal obligation to verify the identity of all individuals we work with. We have teamed up with Thirdfort, a specialist provider, to make the process as quick and convenient as possible for buyers and sellers. Thirdfort provides a secure app-based solution which allows for ID to be verified remotely, meaning you don’t need to visit our offices or the Post Office to certify your documents in person. You will be sent a link to download the Thirdfort app to your smartphone or tablet in order to complete the checks. These involve taking photographs of your ID (passport or driving licence) and proof of address (utility bill, mortgage statement, bank statement, driving licence – if not used as ID, tax bill or tenancy agreement), followed by a quick selfie. If you aren’t able to use Thirdfort or have any questions, please let us know.
If you are selling a property though either a Trust or a Company, please be aware that we use a third party to complete all our required Anti-Money Laundering checks. Your contact at The Modern House will provide further details.
